The primary objective of a Phase I Environmental Site Assessment (ESA) is to assess potential sources of contamination that may have affected the environmental condition of a property. In the likelihood of contamination, a Phase I (ESA) can reduce uncertainties regarding liability and can also offer a basis for supplementary site investigations.


The Phase II Environmental Site Assessment (ESA) is a more "intrusive" investigation which collects samples of soil, groundwater or building materials to analyze for quantitative values of various contaminants. This investigation is normally undertaken when a Phase I ESA determines a likelihood of environmental impacts onsite.
Terrapex Environnement Ltée has performed numerous environmental site remediations within the context of the Ministry of Sustainable Development, Environment and Parks (MDDEP) "Policy for the Protection and Remediation of Contaminated Property" and "Site Assessment Guide."
An environmental remediation project has decontamination as its primary objective, as defined by a site assessment to a level deemed suitable by the MDDEP guidelines for the designated usage or zoning.

Article 22 of the Environmental Quality Act (EQA) states that one must obtain a certificate of authorization prior to the completion of any work or activity with the potential to impact the environment. Any project, activity or work subject to this Act requires a request for authorization from the MDDEP.
